Open Question: Commercial rehab: cash out or bridge loan best?

My company is borrowing to rehab one of our strip centers and the LTC is only 20 to 40%. The property is paid off and I have great credit, (788) but the interest I'm seeing looks more like credit card debt than loan rates. What's cheaper, a cash-out mortgage or a bridge loan, converted?
