Mortgage Know-How A mortgage is the transfer of an interest in property (or the equivalent in law - a charge) to a lender as a security for a debt - usually a loan of money. While a mortgage in itself is not a debt, it is the lender's security for a debt. It is a transfer of an interest in land (or the equivalent) from the owner to the mortgage lender, on the condition that this interest will be returned to the owner when the terms of the mortgage have been satisfied or performed. In other words, the mortgage is a security for the loan that the lender makes to the borrower.

It is important that home-buyers obtain specialist mortgage advice and that this advice is independent. Many mortgage advice companies will claim to be fully independent, while in fact they operate a restricted panel or are affiliated with a mortgage lender.

Make sure all the advisers mortgage company introduce to hold an independent status and can offer you whole of market access / advice, reviewing the whole of the mortgage market place before making any recommendations...

Finally remember that the best advice is Independent Advice!

Getting professional advice is important - no dount - but nothing beats doing your own rwesearch.

If youre looking to get a mortgage, your first step should be to get some free online quotes. going through this process with give you an excellent idea of who things will go "real world" and if you find yourself in an uncomfortable position, you can just walk away! Can't do that in the real world - only get 1 shot at a good impression afterall.

heyy... that is good link .. anyone can sort out a mortgage… you just walk into the nearest bank or building society and fill out an application. that’s the easy bit….the difficult bit is finding the right mortgage, the mortgage that fits ur specific needs, among the hundreds that are available... should you choose a fixed rate or a discounted rate? perhaps a tracker rate might be a good idea.... what about a current account mortgage? locking ur self into the wrong mortgage can end up being an expensive mistake...

1.. Contact state and local boards of Realtors for lists of mortgage brokers in your area. Ask your own real estate agent or friends for references.

2.. Call recommended brokers and ask how many different lending institutions they work with.

3.. Ask prospective brokers how they are compensated. Brokers work for either a flat fee or a percentage of the mortgage amount

4.. Ask what types of institutions, or individuals, the broker works with. This can be particularly helpful if you are having trouble getting a loan through conventional local lenders..

5.. Ask about different loan programs that might be available. A good mortgage broker keeps a steady eye on the markets and can provide you with help getting a special deal, such as public money that is available for first-time buyers
