| Mortgage Know-How A mortgage is the transfer of an interest in property (or the equivalent in law - a charge) to a lender as a security for a debt - usually a loan of money. While a mortgage in itself is not a debt, it is the lender's security for a debt. It is a transfer of an interest in land (or the equivalent) from the owner to the mortgage lender, on the condition that this interest will be returned to the owner when the terms of the mortgage have been satisfied or performed. In other words, the mortgage is a security for the loan that the lender makes to the borrower. |

A mortgage note is a written promise to repay a certain amount of money, with interest, within a certain period of time. It shows in detail what the borrower is obligated to pay back. A mortgage note is secured by a mortgage, a document showing transfer of ownership of real estate. The type of loan being used is shown on the mortgage note. A few common types are fixed rate mortgage (FRM), adjustable rate mortgage (ARM), balloon payment mortgage and interest-only loan. Fixed rate mortgages have a fixed interest rate and payments, and adjustable rate mortgages have a fluctuating interest rate and payment amount.

The mortgage note is one of the many important legal forms that borrowers should review and verify before closing a mortgage deal: from the original loan amount, purchased property, interest rate, name of the lender etc. The note acts as an evidence of the debt and represents the borrower’s promise to pay according to the terms written in the note.

I have owned 7 homes with my husband but am now divorced. Our home is for sale and I will be buying a home on my own for the first time. I can't afford to buy one until this one sells. Would it be a good idea to get preapproved for a mortgage so I know how much I will be able to afford?
