Default Quit Claim concerns

My husband had to buy the house from his mom at the age of 19 because she let it go into foreclosure. The mortgage and property is in his name. The property was Quit Claimed from her to my husband. However, the real estate agent knows for a fact that another quit claim deed was signed by my husband and his mom and legally notarized so the house would go back to her if anything ever happened to him since they were living together at the time (this form was never filed or recorded, it's currently just in her hands!). Now that we are married and live in the house, I was wondering if we quit claimed the property back to each other would the other quit claim between my husband and his mom be legal if we file a quit claim to each other before she has the chance to file the quit claim that is in her possession.?
