Default Quit claim deed question

I and my bother are partners in one house. My brother wants out, so can he use Quit Claim Deed to take is name out of the property? Does it effect the apraisal of the property. What is best way to do this without repraisal to the new prices so my propty tax wont go up. this house was bought 10 yeas ago. The LOAN is no my name in this property. his name is not in the loan. We have mutual understanding taking his name out.Please advice.
